In France the onus is placed on the seller. The buyer is not expected to undertake any serious investigation. The notary will provide him with proof of title and details of any registered charges and third party rights. But apart from that the seller is required to act "in good faith" and to disclose defects in the property. A defect that is deliberately not disclosed by the seller, and which subsequently materialises, is described as avice cache or hidden defect. The buyer can turn on the seller after the sale and require either a reduction in price or a cancellation of the transaction.

France is all of those things but Portugal is warmer has amazing coastlines it has world class wind and kite surfing all the way down the coast and you can ski. Also although Portugal is small there are a lot of houses for sale especially older houses and the holiday let potential is good to. But what really sets Portugal above the rest is the low prices the last place in sunny Europe to have these prices.
