<p><font color="#000080"><strong>Who else is concerned about where to put their hard earned money? </strong></font> We have an interesting dichotomy right now where foreigners are using their strong Euro, Canadian dollar, Saudi Riyal, United Arab Emirates Emirati dirham, to buy up United States real estate&#8230;and for American residents, we are wondering where we should invest as the U.S. dollar weakens, stocks plummet and real estate prices decline.<span id="more-128"></span></p>
<p>One obvious option is to pick up the real estate deals in the form of short sale real estate investing, foreclosures, and bulk real estate portfolios. This required due diligence and economic research to insure your &#8220;deal&#8221; doesn&#8217;t become a &#8220;bad deal&#8221; if the real estate purchased declines a further 10% after you have bought it!</p>
<p>One not so obvious choice is to &#8216;sprinkle your cash&#8217; across the globe by investing in choice real estate in various countries. Think about it, having a nice ocean side condo in Ecuador, a mere 3 or so hour direct flight from Atlanta or even a shorter hop from Miami!   How about a ski side chalet in a popular European resort or an up and coming ski and play area in Eastern Europe?</p>

			<content:encoded><![CDATA[<p>In my last post, the principles of real estate value was discussed and I alluded to the <a href="http://www.maria-gudelis.com/maria-gudelis/main-principle-of-value-in-real-estate-126.html#more-126" title="maria gudelis" target="_blank">next demand cycle for real estate in Las Vegas</a> and promised to you the list of casinos that will assist in this demand cycle. This is all part in understanding supply and demand cycles in real estate. <span id="more-127"></span></p>
<p>The following list below contains the <strong>main Las Vegas casinos being built</strong> or completed (that matter) with expected primary employment figures: <!--more--></p>
<p>Casinos being built or completed recently:</p>
<ul>
<li>Palazzo (Venetion) &#8211; estimated employment = 6,000</li>
<li>Encore (Wynn)   &#8211; estimated employment = 8,000</li>
<li>CityCentre                              11,000</li>
<li>Fountainebleau                           8,000</li>
<li>Echelon Place (former Stardust)            11,000</li>
<li>Plaza                                    <u>10,000</u></li>
</ul>
<p>Total Primary Employment when you add it up = 54,000</p>
<p>Then typically for each new employee they bring family so mulitply 54,000 by 2.5 = 140,000 people</p>
<p>Then once new people move into an area, there are services that must be provided to support the influx such as schools, grocery stores, hair salons, etc.</p>
<p>So you multiply 140,000 by 3-4 times as that will be the additional amount of people needed for that local economy to run smoothly.</p>
<p>You see know who the estimated figure of 500,000 people, new jobs, new influx into Las Vegas will occur once 2012 comes our way.</p>
<p>That means Las Vegas will be entering a demand cycle by 2012.</p>

What does that got to do with real estate? Well, as a real estate investor I make my calls to for sale by owners and motivated sellers and the other day I called one of the ads in the newspaper, property is surrounded by foreclosed properties in a nice area of town and this property is a potential deal.</p>

<p>I made plans to meet the motivated seller at the home and while touring the interior of the home and entering the master bedroom&#8230;voila&#8230;a stripper pole installed on a nice stage in the master bedroom!</p>

<h3><font color="#000080"><strong>I pose this question to you as one of the Principles of Value in real estate is </strong></font></h3>
<ul>
<li><strong>Increasing/Decreasing Returns</strong> &#8211; An example is upgrades on a house, will you get value (as in &#8216;make money&#8217;) out of an upgrades you are doing &#8211; the norm is NO &#8211; you get 20 cents on the dollar for most upgrades! Did you know, builders today are finally &#8216;getting&#8217; it and are no longer going to do &#8216;upgrades&#8217; in Las Vegas new homes and instead, decrease prices to you so you can get $25,000 or more off the price!</li>
</ul>

			<content:encoded><![CDATA[<p>It seems the tide is turning to finally get great deals at the real estate auctions you see advertised for the last year by big companies like REDC and others. Just look in your local newspaper for that HUGE advertisement of a live real estate auction. As you know, I, Maria Gudelis am a huge fan of selling your real estate via an online real estate auction but I haven&#8217;t spent a lot of time at real estate auctions to buy real estate as they were not the best place to find deals over regular mailings, phoning fsbo&#8217;s and other marketing methods to get your deal.<span id="more-113"></span></p>
<p>You see, in the last year if you went with a mindset that you will get a great deal at these auctions your chances of that were pretty slim as they didn&#8217;t let the price go too low or as low as a SANE real estate investor would pay for a property to allow a profit margin after fix up, marketing costs, realtor commissions paid, holding costs and your cost of financing.</p>
<p>Well, as reported by Bruce Norris at a recent Bill Gatten real estate seminar, the tide has turned as his company finally won an auction for a price that is a deal for a real estate investor. His team had to look at 40 houses to find that one deal but he figures there is about $20,000 profit in that deal.</p>

Well, real estate investing of course! The time is now (pardon the cliche) to start looking at the deals that abound in the pre-foreclosure market.</p>
<p>Why pre-foreclosure real estate investing? Because it is one of the easiest, low risk, no huge cash outlay type of real estate investing to make! One of the hot tips for the month to give you is that there are two great sources of getting deals to your front door so to say. One is via a realtor, and the other is simply calling your local attorneys in the area.</p>
<p>I would highly recommend that you call 10 realtors and 10 lawyers as the stats go&#8230;only one out of 10 you will find that you want to work with. Some will be great, some will be downright rude, some will be just wanting to waste your time&#8230;so thus, the 1 out of 10 ratio. It is worth the time investment as that one realtor or lawyer can provide a deal for you that is going to put $10,000 at least in your pocket.</p>

As you know, I am a firm believer in using eBay Real Estate to both buy and sell real estate. One thing to consider, is if you have any deals in the top ten searches&#8230;well then you even more so MUST use eBay real estate as millions of people online all over the world are searching YOUR area for just that &#8211; real estate in your city or state!</p>

<p>So you can see Florida, Texas and California being pretty hot! Note, that these search top ten list can change and it is important to see each month what the top 20 searches are on ebay real estate.</p>
<p>For instance, only a few years ago, Las Vegas or Nevada was in the Top Ten and it isn&#8217;t right now&#8230;and that makes sense as there are far more sellers than buyers in Vegas right now for real estate! However, it doesn&#8217;t mean Las Vegas real estate isn&#8217;t a good idea, as there are great deals in the tsunami of foreclosures going on now in Las Vegas and one thing Maria Gudelis knows: there are still more people moving into Las Vegas than moving out&#8230;just check with the DMV to see that!</p>
